North Arrow Partners is an architect-led develop design build firm specializing in creating affordable multi-family communities in Illinois.


North Arrow Partners is seeking a reliable, highly organized construction manager to oversee and direct projects from conception to completion. Duties and Responsibilities: Project Start Up - - Identify, contact and screen subcontractors and material suppliers that are interested in bidding on the work for the project. - Carefully review plans, specifications and budget. Identify any conflicts. - Work with architect to clarify scope, details and responsibilities for each trade. - Draft, assemble and distribute bidding materials. - Develop an efficient and reliable construction schedule. - Evaluate bids and resolve all budget variances. - Negotiate terms of agreements, draft and issue contracts. - Obtain permits and licenses. - Communicate effectively with subcontractors to ensure their full comprehension of our expectations for them. - Contact and coordinate with municipal inspectors, utility companies and material testing engineers. Construction Phase - - Manage field supervisor and subcontractors to ensure team is performing in accordance with contract requirements. - Review the work progress on daily basis. Hold regular status meetings with subcontractors. - Prepare internal and external reports pertaining to job status. - Assist office staff with review of subcontractors certified payrolls. - Maintain strict adherence to the budgetary guidelines, quality and safety standards. - Ensure quality construction standards and the use of proper construction techniques. Assume primary responsibility for overall project quality control - Review and approve subcontractor payment requests - Manage any change orders - Create monthly applications for payment. Project Close Out - - Ensure completion of items on punch list. - Manage the preparation of all close-out documents and requirements. - Obtain necessary licenses and occupancy permits.


- Proven working experience in construction management. - Expert knowledge of building products, construction details and relevant rules, regulations and quality standards. - Understanding of all facets of the construction process. - Ability to plan and see the “big picture”. - Competent in conflict and crisis management. - Leadership and human resources management skills. - Excellent time, project management and organizational skills. - Excellent verbal and written communication skills. - Able to work independently as well as in a team environment. - Able to present self in a professional manner and represent the company image. Experience with IHDA and HUD preferred. Pay is commensurate with experience. Some travel is required.


$70,000 - $90,000 (based on experience)
