The American Academy of Orthopaedic Surgeons’ (AAOS) new Class A office building is the classic definition of a successful build-to-suit. The new 186,000 SF facility accommodates twenty five Orthopaedic Associations and a state-of-the art surgical learning center lab and conference facility.

The narrow site posed design and construction challenges the team was able to overcome.

AAOS, a 20 yr old tenant in Rosemont, needed to remain close to O’Hare to accommodate their 40,000 members that travel in for training sessions.

The Orthopaedic Learning Center required a sophisticated, bio skills lab and auditorium space to hold 350 people with advanced AV to support multiple teaching methods and global distance learning initiatives.

The number of individual ‘clients’ made the project particularly challenging. Ten Associations operate as separate tenants; each with unique design requirements. WHA worked with each Association to design interiors that are both cohesive as a building, yet reflect the unique brand of each tenant. The floor plans provide each tenant with the flexibility to change while also considering the reuse for future building owners. Careful thought was put into the building systems and finishes to extend this flexibility.
