Distinguished Building Award Submission

Horizons is located on an urban infill site formerly used as surface parking for an 8-story office building. It contains 248 condominiums, indoor recreational facilities, street-front retail and parking for new uses as well as the remaining office building.

The structure was placed to screen a new landscaped park and downtown Evanston from the adjacent commuter train tracks to the west while creating grand views east over the heavily-treed northwestern university campus toward Lake Michigan. Three setbacks in the building façade mark the northern gateway to downtown.

Building functions are expressed by the curtain wall treatment. Lobbies, recreational areas and retail spaces fronting the street are butt-glazed with clear glass. The parking areas are sheathed in 30-foot steel panels separated by translucent channel glass to naturally light the interior. Steel panels are perforated or removed entirely to provide natural ventilation at the office parking. Floor-to-ceiling windows used to maximize views in the residences are punctuated by recessed balconies and aluminum sunshades.

Building setbacks on upper floors reduce the building’s scale along the street while providing large landscaped private and community roof gardens for residences.
