Program: Urban Mutability

The program consists of 80,000 S.F of office and studio space, to house a local Design Firm's new headquarters. The ground floor contains lobby and retail/café functions; the top floor an open deck gathering area. Located in the West Loop of Chicago, the site is a corner parcel directly adjacent to the El stop at the corner of Lake and Clinton.


Solution:

The proposed solution is a clear span concrete “loft” building with an adaptable exterior and interior
membrane system, which responds to changing solar, thermal, acoustic, and programmatic variables.
Open studio spaces are surrounded by perimeter, flexible, spaces containing library, conference, and gallery areas. These spaces, in turn, are created by moveable curtain systems which respond on a daily,
weekly, and seasonal basis to changes in program, as well as variations in light, temperature, and acoustic conditions. Transparency, mass, and texture of these curtains are used on a conditional basis to “tune” the building, much as a concert hall is tuned by an acoustician. The design proposes an architectural solution which makes legible the constantly changing relationship between the built environment and the human condition.
