Unbuilt Design Award Submission
Located on a tight urban site, the building contains residential, hotel and retail programs within a 59-story tower whose geometries respond to the unique demands of each of the internal programs while also collected visually as a “single building” that diagonally addresses city hall immediately to the southeast.
The design strikes a balance between the creation of flexible living units and expressing the building's functional and structural performance on the exterior. Configured in plan as a trio of individual towers, the massing facilitates unencumbered views to the exterior while reducing wind forces by creating large vertical openings in the overall building mass. Exterior, operable perforated metal shades reduce thermal gain to the unit interiors.
Spanning hotel functions laterally across the three residential towers allows the creation of a series of dramatic apertures which give the building a recognizable skyline presence. Individual towers are linked to one another horizontally by a series of multi-story connecting elements containing residential amenity spaces and select, multi-story "sky loft" units with glazed roofs.
