B101 is for building design and construction contract administration. B101 is a one part document that was developed to replace B141-1997, Parts 1 and 2, and B151-1997. B101 returns to the traditional division of services into Basic and Additional Services. Basic Services are based on five traditional phases: Schematic Design; Design Development, Construction Documents, Bidding or Negotiation, and Construction. This document may be used with a variety of compensation methods, including percentage of construction cost and stipulation sum. B101 assumes that the Architect will provide cost estimates and will design the Project to meet the Owner’s budget for the Cost of the Work. If the Owner will retain a third party to provide cost estimates, or if the Project will implement fast track, phased or accelerated scheduling, the parties should consider using B103, Standard Form of Agreement Between Owner and Architect for a Large or Complex Project. Standard Form of Agreement Between Owner and Architect for a Large or Complex Project (2007)

In B103, the Architect does not prepare cost estimates, but agrees to design the Project to meet the Owner's budget for the Cost of the Work at the conclusion of the Design Development Phase Services. B103 assumes that the Owner will retain third parties to provide cost estimates and Project schedules, and may implement fast-track, phased or accelerated scheduling. If the Architect will provide cost estimates and will design the Project to meet the Owner's budget for the Cost of the Work at the conclusion of the Construction Documents Phase Services, the parties should consider using B101, Standard Form of Agreement between Owner and Architect.

B107 is a standard form of agreement between developer-builder and architect for design of one or more prototype(s) for a single family residential project. B107is intended for use in situations where the architect will provide limited architectural services in connection with a single family residential project. Under B107, the architect’s services consist of development of Permit Set Documents and limited construction phase services for the first residence of each prototype design constructed by the developer-builder in the development. This document anticipates that the developer-builder will have extensive control over the management of the project, acting in a capacity similar to that of a developer or speculative builder of a housing project, and that the developer-builder is an entity that has experience with applicable residential building codes, selection of materials and systems, and methods of installation and construction. [B107–2010 replaces B188–1996 which expired April 30, 2012.]

B109 is a new agreement that is customized for multi-family residential or mixed-use residential projects. It provides terms and conditions for the delivery of architectural services that are specific to these types of projects. B109 can be used in conjunction with the new B509, Guide for Supplementary Conditions to B109, which provides a discussion of risks and responsibilities specific to condominium construction and model language to amend B109 if used for a condominium project.

Standard Form of Agreement between Owner and Contractor, Construction Manager as Adviser Edition (2009)

B132 is a standard form of agreement between Owner and Contractor and may be used on construction management projects where the basis of payment is a stipulated sum or Cost of the Work plus a Fee, with or without a Guaranteed Maximum Price. The Owner and Contractor are asked to select the payment method in the agreement using a check box. If either of the two cost-plus payment methods is selected, then the parties will complete, and incorporate into the agreement, Exhibit A, which provides the detail for the Cost of the Work. It is suitable for situations where, in addition to the Contractor and Architect, a separate Construction Manager assists the Owner in an advisory capacity during design and construction. B142 provides a standard form for the very most upfront services an owner may require when considering design-build delivery. The consultant, who may or may not be an architect or other design professional, may perform a wide ranging array of services for the owner, including programming and planning, budgeting and cost estimating, project criteria development services, and many others, commencing with initial data gathering and continuing through to post occupancy. B142 consists of the Agreement portion and two exhibits, Exhibit A, Initial Information, and Exhibit B, Standard Form of Consultant's Services. This scope requires the architect to identify and analyze the threats to a facility, survey the facility with respect ot those threats, and prepare a Risk Assessment Report. B214 establishes the duties and responsibilities of the architect when the owner seeks certification from the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED). Among other things, the services include conducting a pre-design workshop where the LEED rating system will be reviewed and LEED points shall be targeted, preparing a LEED Certification Plan, monitoring the LEED Certification process, providing LEED specifications for inclusion in the Contract Documents and preparing a LEED Certification Reprot detailing the LEED rating the project achieved. The Architect’s Qualification Statement is a standardized outline of information that a client may wish to review prior to selecting an architect for a particular project. It may be used as part of a request for proposal (RFP) or as a final check on the credentials of an architect. Standard Form of Agreement Between Owner and Architect for Special Services with instructions (1988)

B727 expired on April 30, 2012.

B727 provided only the terms and conditions of the agreement between the owner and architect, with the description of services inserted in the agreement by the parties or attached in an exhibit. Users of B727 who wish to use an agreement that only contains terms and conditions may use B102™–2007, Standard Form of Agreement Between Owner and Architect without a Predefined Scope of Architect’s Services.

Like B727, B102 is a standard form of agreement between Owner and Architect that provides agreement terms only. B102 does not include a scope of Architect’s Services, which must be inserted in Article 1 or attached as an exhibit to B102. Users of B727 may also wish to consider using B105™–2007, Standard Form of Agreement Between Owner and Architect for a Residential or Small Commercial Project. B105 contains fewer terms and conditions than B102, and it contains an abbreviated scope of services for use in design and construction administration in small projects.
